List Price Accuracy: My own 3 viewpoint market analysis provides the home sellers with the information needed to get an excellent look at the current market value of their home and the current market conditions. Getting the list price right is crucial in increasing the odds of a higher net seller proceeds.

Home Preparation for Sale: Together with my home prep for sale analysis and the Compass Concierge program my clients can make educated decisions on what make sense to do to the home before putting it on the market. The goal with home prep is to aid in selling the home quicker and to increase net seller proceeds.

Resources: My past work experience before real estate sales was in general construction and tile and stone sales. From this work experience and my real estate sales experience I have developed a quality list of referrals in home related services for my clients to choose from.

Bringing Potential Buyers: I will not be outworked in trying to bring every potential buyer to consider your home. Your listing will get in front of buyers through online, print, digital and social media marketing as well as personally contacting realtors and my personal sphere via emails and phone.  

Marketing: Getting the word out to the right places with the correct verbiage and professional photography is our goal. We do this with continuous massive and smart marketing of your home. We use an effective combination of marketing on the MLS, multiple major real estate websites, online advertising with adwerx, print advertising and direct marketing to agents, the local area and my network and sphere.

Disclosures: I am there to assist in making sure all necessary reports, disclosures and advisories are provided to my clients in a timely manner. Reviewing and discussing all disclosures with my clients is a high priority in every transaction.

Negotiating: I will provide my experience and advice with regards to negotiating a real estate purchase contract. Ultimately it is up to the buyers and sellers to offer and accept but it is my job to carefully read the contract and to offer my advice which I take very seriously.

Showing your Property Due to COVID all showings are by appointment only and have to abide by the rules set by local guidelines. We can however provide professional photography and virtual tours of your home and property.We can also do virtual open houses send out your property 

Red Flags: From home preparation to close I will be looking for any red flags that may arise.Protecting our clients and ourselves is a high priority in every transaction.

Communications: I vow quick and informative communications. Have a question or request? No problem simply call, text or email me and I will respond in a timely manner.

Escrow Process: The escrow process is a coordinated effort and can vary greatly depending on the accepted terms of the purchase contract. My transaction coordinator, our escrow officer and myself will make sure that all parties are performing to the agreed upon terms. I will personally accompany my clients to the tilte company for final signing of closing documents.

Guarantee: I guarantee that I will do all my fiduiary duties as a realtor. If at any time before we recieve a purchase offer you are not satisfied with our services you can cancel our listing agreement. You will not be locked into a listing agreement.
